Welcome to the website of Studio28 Constructions & Interiors. By accessing this website or engaging our services, you agree to comply with and be bound by the following terms and conditions. These terms govern the relationship between Studio28 and our clients/visitors.

1. Scope of Services

Studio28 provides professional services in Architecture, Interior Design, Facade Engineering, Renovation, Turnkey Projects, and Fabrication. The specific scope of work, timelines, and deliverables for any project will be governed by a separate, signed Service Agreement or Contract Cum Estimate.

2. Intellectual Property

All content on this website—including but not limited to 3D renders, architectural blueprints, project photographs, text, and logos—is the intellectual property of Studio28 Constructions & Interiors.

  • Clients are granted a license to use architectural plans for the specific project they have paid for.
  • Reproduction, distribution, or unauthorized use of our designs for other projects is strictly prohibited.

3. Project Estimates & Payments

  • Validity: All quotes and estimates provided are valid for 15 days from the date of issue, due to the fluctuating market prices of construction materials like steel and cement.
  • Payment Schedule: Payments are typically structured in stages (e.g., Advance, Foundation, Lintel, Finishing). Work will commence or proceed only upon the timely receipt of the agreed stage-wise payments.
  • Taxes: GST and other government levies are applicable as per prevailing Kerala and Central Government norms.

4. Client Responsibilities

To ensure the successful delivery of a Turnkey Project or Renovation, the client agrees to:

  • Provide clear and timely feedback on design stages.
  • Ensure legal ownership of the site and provide necessary land documents for PWD/Municipality approvals.
  • Grant site access to our skilled team and craftsmen during agreed working hours.

5. Changes & Variations

Construction and interior design are dynamic processes. Any changes to the approved plan after work has commenced (Variations) may result in adjustments to the timeline and total project cost. All such variations must be confirmed in writing or via email.

6. Limitation of Liability

While Studio28 adheres to the highest engineering standards as a Licensed PWD Contractor, we are not liable for:

  • Delays caused by "Force Majeure" (natural disasters, pandemics, or government-imposed lockdowns).
  • Structural issues arising from unauthorized modifications made by the client after the project handover.
  • Third-party delays (e.g., electricity board connections or municipal water approvals).

7. Termination

Either party may terminate a project agreement with written notice if the other party breaches the terms. In the event of termination, the client is liable to pay for all work completed and materials procured up to that date.

8. Governing Law & Jurisdiction

These terms are governed by the laws of India. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts in Ernakulam, Kerala.
